There is a $25 application fee which covers the cost of a soft credit and background check and an income verification report. If you are approved and sign a lease with us, we will refund this with a credit against the first month of rent.
Most leases are one year, however we are sometimes able to offer longer or shorter terms. In general, we do not offer leases that expire during the winter months as moving is difficult during New England winters.
While we love animals, we are not able to accommodate them in our rental homes. All applicants complete a Pet Screening to certify that they do not have any pets.

The security deposit is equal to one month of rent. If you made a deposit to hold, this will become your security deposit when the lease is signed.
Security deposit, one full month of rent, and any other lease fees (if applicable) must be paid prior to moving in. If your lease starts after the 8th of the month, then a proration will be applied to the second month's rent.
Don't give up hope! Applicants who are a little short on credit or income can still be approved if they find someone to co-sign their lease. Co-signers must meet or exceed our qualifying criteria.
Yes. For those who are unable to meet at the property due to distance or schedule, we can setup a video call to walk you through the property and answer your questions. Please inquire about virtual tours when speaking to our staff.
Rent is due on the first day of the month. We offer a grace period of 3 days. You will not receive a late fee if you pay your rent during the grace period.
Rent can be paid electronically from the payments page of the tenant portal.
Due to limitation in Venmo's fee structure and terms of use, we are not able to accept or issue payment through Venmo without tacking on significant processing charges (around $20/transaction).
No. Pets are not allowed even for short periods of time. If we discover a pet at your property we will give you a 14 day notice to comply with the pet policy or vacate the unit. If the pet is not permanently gone by the end of the 14 days, you will be presented with an eviction notice. Please do not put us in the position of having to enforce our no pets policy.
Non-emergency maintenance requests should be submitted through the tenant portal. A member of our staff will reach out to confirm that your work order has been received and is being addressed.
Emergency maintenance involving fire: call 911, then call your property manager.
Other emergency maintenance (immediate danger to people or the building): call your property manager.
